What Happens When the Walls Aren't Fully Wrapped

Jeff Robinson • October 9, 2026

When a homeowner finally makes the call, something shifts.

We come out and do a thorough inspection. We get under the home and look at everything — and we show you what we're seeing in real time so there are no surprises when we sit back down with you. You'll know exactly what's down there. You'll know exactly what it takes to fix it. And you'll have a clear picture of what your home looks like after the work is done.

No pressure. No scare tactics. Just an honest look at what's happening and a straightforward plan to address it.

Most homeowners tell us the same thing after that first visit.

They wish they hadn't waited as long as they did.

When "Done" Isn't Actually Done

A crawlspace can look finished and still not be doing its job. We recently walked into a crawlspace that had already been "encapsulated" by another company. From the outside, it looked complete. But when you looked closer, the walls weren't fully covered.

That one detail changes everything.

The Gap That Causes the Problem

Encapsulation only works if the whole space is sealed — floor and walls. In this job, some sections of wall were left without covering. Those uncovered spots are exactly where water can get in.

It doesn't take a large opening. Even a small gap in the wall seal is enough.

Where That Water Ends Up

Here's the part that matters most: the water doesn't just disappear once it gets in. It runs down the wall and ends up sitting right on top of the crawl seal — the barrier that's supposed to be keeping the crawlspace dry in the first place.

Once water is sitting on top of the crawl seal, the whole system stops doing what it was installed to do.

A crawl space with white plastic vapor barrier covering the ground and wrapping around the support pillars and walls.

Why This Defeats the Purpose

Encapsulation has one job: keep moisture out. If water is getting in through the walls and collecting on top of the seal, the space isn't actually protected — even though it was called "finished."

This is why covering the walls isn't an extra step. It's part of the job itself. Skip it, and the rest of the work doesn't hold up the way it's supposed to.

What This Means for Your Crawlspace

If your crawlspace has already been encapsulated, it's worth asking a simple question: were the walls fully wrapped, or just the floor? If you've never actually seen the finished work yourself, you may not know the answer — and that's a detail worth checking.

Most crawl space companies show up, do the work, and leave. You never really know what happened down there. You just hope it was done right.

I'm heading up to Rantoul today to check in on a job. Full crawl space encapsulation—two-inch high-density foam on the walls, vapor barrier, a couple of floor jacks under a sagging washer/dryer and furnace area.

Rain used to mean one thing for a lot of homeowners: a little knot of worry. Is everything okay down there? Is the crawl space holding up? Most people just hope for the best and move on with their day.
