3 Signs Your Crawlspace Encapsulation Wasn't Done Right

Jeff Robinson • October 1, 2026

When a homeowner finally makes the call, something shifts.

We come out and do a thorough inspection. We get under the home and look at everything — and we show you what we're seeing in real time so there are no surprises when we sit back down with you. You'll know exactly what's down there. You'll know exactly what it takes to fix it. And you'll have a clear picture of what your home looks like after the work is done.

No pressure. No scare tactics. Just an honest look at what's happening and a straightforward plan to address it.

Most homeowners tell us the same thing after that first visit.

They wish they hadn't waited as long as they did.

A Crawlspace Can Look Finished and Still Be Wrong

A finished crawlspace should mean one thing: you never have to think about it again.

No drips. No damp air. No surprise repair bill six months later.

But "finished" doesn't always mean "done right." We recently went in to check on a crawlspace that another company had just encapsulated. It looked complete. It wasn't.

We found several thousand dollars worth of problems in a job that was brand new. Here are three signs that tell you the same thing might be happening in your own crawlspace.

Sign #1: The Dehumidifier Doesn't Match Your Crawlspace

Here's what surprises most homeowners: a drainage system isn't one thing. It's three things working together.

There's the sump pit, which collects the water. There are the drainage channels, which direct water toward the pit. And there's the lighting, which makes the whole space functional for every service call that comes after.

Get any one of those wrong and the system underperforms. Skip one entirely and you're back to square one within a season or two.

We see this happen. A crew installs a sump pump but doesn't lay proper drainage channels, so water still pools in the corners. Or they rush the pit placement and it's not positioned where the water actually collects. Or they leave the space dark and the next contractor who needs to get under there can barely see what they're doing.

A proper drainage installation solves the moisture problem completely. Not temporarily. Not partially. A rushed one just delays it.

That's the difference between doing this right and doing it fast.

Sign #2: It's Not Mounted or Draining the Way It Should

Even the right dehumidifier can fail if it's installed wrong.

In this job, the dehumidifier was mounted crooked. Because of that, it couldn't drain the way it was designed to. Instead, it was dripping.

That's a simple mistake with a serious result. It means the equipment meant to remove moisture is now adding it.

Sign #3: There's Moisture Inside an Encapsulation That's Supposed to Be Sealed

This is the sign that should stop you in your tracks.

Because of the crooked mount, the dehumidifier was dripping directly onto the polyethylene barrier — the material that's supposed to keep moisture out. That means the encapsulation itself was creating the exact problem it was installed to prevent.

If you ever see standing water, dripping, or damp spots on the barrier after your job is "done," that's not a small issue. That's the whole system working against itself.

Why This Happens

This crawlspace wasn't encapsulated by a crawlspace specialist. It was done by a restoration company — a company that does good work in its own lane, but crawlspace encapsulation wasn't their main focus.

That matters more than most homeowners realize. Sizing a dehumidifier correctly, mounting it so it drains properly, understanding how moisture moves through a space — that comes from doing this work every day, not occasionally.

We believe in being a specialist, not a generalist. Crawlspace repair is the only thing we do. That focus is what catches these mistakes before they happen, instead of after.

We were out in Decatur recently doing a routine crawl space inspection when we spotted something on the wood joists that needed a closer look.

Most crawl space companies show up, do the work, and leave. You never really know what happened down there. You just hope it was done right.
