Where Crawlspace Moisture Really Comes From

If you've ever gone under your house and seen water sitting on your ductwork, your first thought was probably: do I have a leak?


Most of the time, that's not it. What you're seeing is something different — and it's more common than you'd think.


Here's the thing most homeowners don't realize: crawlspace moisture doesn't always come from the ground. Sometimes it comes from the air. Sometimes it comes from outside your house entirely. I want to walk you through two of the most common sources I run into, so you know exactly what to look for in your own home.

Culprit #1: Your Ductwork Is Sweating

Here's what's actually happening. If the air in your crawlspace is humid — and in Central Illinois, it usually is — that moisture is just floating around in the air. Then your air conditioner kicks on. It runs through that metal ductwork and cools it down.


Now you've got warm, humid air meeting cold metal. And just like a cold glass of tea sweats on a hot summer day, that ductwork starts sweating too. Those water droplets you're seeing on the bottom of your ducts? That's condensation, not a leak.


What to check: Next time you're near your crawlspace access, take a look at the underside of your ductwork. Water droplets or damp spots are a sign your crawlspace air is more humid than it should be.

Culprit #2: Your Downspout Might Be the Real Problem

The second one surprises people every time. Take a walk around the outside of your house and look at where your downspouts drain. If water is landing right up against your brick instead of being carried a few feet away, you've got a problem waiting to happen.


Here's why. Brick isn't as solid as it looks. It's porous, which means water can actually travel through it. So when a downspout dumps water right against the foundation, that water doesn't just sit there — it works its way through the brick and into your crawlspace.


What to check: Walk your property line after it rains, or right after you run a hose near your downspouts. See where the water goes. If it's pooling against your foundation instead of running away from it, that's something worth fixing.

Here's the part that really matters. This moisture doesn't just stay under your house. It gets into the air down there, and that air doesn't stay put either. It works its way up into your home. That means the water on your ductwork and the water coming through your brick aren't just a crawlspace issue — they can affect the air your family is breathing every day.
